Aged Care Homes vs Granny Flats

Building a Granny Flat: A thoughtful alternative to Aged Care Homes...which one is best for you?

As we age, the need for supportive living arrangements often becomes more pressing.  The standard option has often been to move into an aged care home.  However, an increasingly popular alternative is to build a granny flat on the family property.  This option not only allows seniors to maintain their independence but also provides families with peace of mind.

Here’s a look at why a granny flat might be the right choice for you or your loved one..

1. Independence and comfort

One of the most appealing aspects of a granny flat is the level of independence it affords. Unlike aged care homes, which often have structured schedules and limited personal space, a granny flat allows for greater autonomy. Residents can maintain their routines, enjoy privacy, and make decisions about their daily lives without the constraints of institutional living. This independence can significantly contribute to a higher quality of life and a greater sense of self-reliance.

2. Cost-effective solution

Financial considerations are often a crucial factor in deciding between a granny flat and an aged care home. Granny flats can be a more cost-effective option, especially when compared to the often significant fees associated with aged care facilities. While there are initial costs for construction or renovation, ongoing expenses are generally lower. Additionally, granny flats do not usually require the same level of financial outlay as aged care homes, which can include accommodation fees, care charges, and other supplementary costs.

Current costs of an aged care facility would be an accumulation of the following:

  1. Basic Daily Care Fee – this is set by the Government and is usually 85% of the single pension which is currently a minimum of $61.96/day or $22,615.40 per year. This fee is for your day-to-day services such as meals, cleaning, facilities management and laundry.
  2. Means-Tested Care Fee – this is an extra contribution that is determined through a means assessment dependent on the resident’s income and assets.  This can range from $0 to $417.41 per day.  The higher the financial assets you have the more you will pay.  If you are only on the Government Pension then you wont pay any extra.
  3.  Accommodation Costs – this is dependent on your means assessment.  If you can afford it you are expected to pay for your room.  If your income is below $33,027.80 and assets are below $59,500 the Government will pay your accommodation costs.  However, if your income is above $82,633.72 OR you have assets above $201,231.20 you will need to pay for the full cost of your accommodation.

You can pay for your accommodation 3 ways:

  • a refundable lump sum – know as a RAD (Refundable Accommodation Deposit) which can start from approximately $400,000 for a room.
  • non-refundable daily payments – known as a DAP (Daily Accommodation Payment) which can start from approximately $100 per day for a room.
  • a combination of both i.e half in RAD and the balance in non-refundable daily payments..

3. Family support

Living in a granny flat allows seniors to remain close to their family members, which can provide emotional and social support. Family members can easily visit, offer assistance, and stay engaged in their loved one's daily life. This close proximity can also make it easier for family to assist with caregiving tasks, such as meal preparation or transportation, thereby reducing the need for external care services.

4. Customisable Space

Granny flats offer the flexibility to customise the living space to suit specific needs. Whether it's installing grab bars, adding wheelchair ramps, or incorporating accessibility features, modifications can be made to accommodate changing health conditions. This level of personalization can greatly enhance comfort and safety, something that might be more difficult to achieve in a standardised aged care facility.

Building a granny flat represents a compassionate and practical alternative to moving into aged care homes.  By prioritising independence, personalisation and family support this option allows older adults to thrive in familiar environments while still receiving care as needed.  With careful planning, open communication and a thoughtful approach, families can create a loving space that honours the dignity of their aging loved ones while fostering connections that enrich everyone’s lives.
